It's important to have a pre-approval letter from a Lender, before the buyers get an idea of making an offer.

It can be exciting for some to start shopping for homes or properties and some may want to jump the gun and make an offer without even speaking to a Lender first.

In all reality it ends up being very disappointing to buyers whom have a big dream and start looking at homes that are way out of their price range, not to mention the waste of time it ends up being to the agent showing the potential buyers all around town and spending hours during their busy day, for potential buyers that aren't prepared.

there are many Lenders that are happy to help and if you may not be financially ready at the time you speak with a Lender, a Lender will be happy to help you get in the direction you need to be in.

Don't hesitate to call a Realtor and ask them for a Lender's information.  They will be happy to help and hopefully get you into a home you love.
